Prelude: The Board and Management are always happy to assist, but this is not an apartment community, and any Tenants are considered your Guests and will be treated as Guests and not Owners.
As a landlord, you are an individual property owner, leasing your individual property. You cannot request the Board or Management to perform duties you as the property owner are responsible for. You or your Agent are responsible for completing the following prior to leasing your property.
Read all the rules related to leasing a Unit.
File a “Duly Authorized Agent” form with management if you have a designated Agent performing leasing duties for you.
Use a standard, approved lease.
Must contain language that binds the Tenant to the Rules and Regulations
Have Lease approved by Management.
Lease is deemed approved so long as it does not violate any rules of the community, local jurisdiction, state or federal law and binds the Tenant to the rules of the community.
Collect any Community fees from your Tenant, (lease fee, Move in fee, community pet fee, etc.)
Management will bill your Homeowner account and will only collect money through your online HOA account and not from Tenants, Guests or Agents.
BE PRESENT FOR MOVE IN.
Management is happy to show Tenants how to operate the Elevator and loading dock.
Management cannot monitor the move in activities. Any damages or violations of the rules will be charged to the Landlord’s account.
We do not assess fines against Tenants or Guests: only members of the HOA.
